This is Joshua and Makana’s project right here in Hilo.
This project began as a wholesale opportunity that came with its fair share of challenges... rooms packed with “treasures,” big decisions to make, and moments that could have felt overwhelming. But by staying disciplined, tracking every expense, and moving forward one intentional step at a time, the transformation began. Cameras installed, locks changed, progress made daily... and now the home is becoming a clean, refreshed space with real potential. The progress is undeniable, and seeing it in person is a powerful reminder of what happens when action replaces hesitation.
This is a live renovation walk through inside Joshua and Makana’s current project. They are part of our HUI ʻohana and have been consistently documenting every phase inside the community. They've shared the photos and given the updates. Now you get to stand inside the property and experience the progress in person.
And now comes the real investor question. Do they flip it for a profit or hold it as a rental?
The Deal Breakdown
How they evaluated the property from day one, what made it worth pursuing, and how buying from a wholesaler shaped their numbers and negotiation strategy.
The Real Cost of Clean Out
What it actually took to clear out the “treasures,” including dumpsters, labor, time, and the unexpected lessons that came with seeing the home empty for the first time.
Security Before Strategy
Why installing cameras and changing locks was their first move, and how protecting the asset immediately sets the tone for a disciplined project.
Numbers Over Emotions
What “sticking to your numbers” truly looks like in real life, especially when surprises pop up and decisions need to be made quickly.
