Funding Your first deal

Without The Bank

The bank said no. Or you never asked. Either way, there are more funding options in real estate investing than the one with the drive-thru.

Want to start your real estate investing journey? This masterclass could be your kickstart. Zasha & Fuzzy are digging into beginner friendly steps on how to fund your deals, what happens inside a deal, and the options available depending on your current situation. Things we believe that your banker may not enjoy hearing.

Spicy? Maybe a little. Wrong? Come find out on the 17th.

A bank saying no is a data point about the bank, not about you.

Banks lend by formula. Deals get funded by solutions. Those are two different skills, and only one of them requires a pre-approval letter.

Waiting for the perfect rate is not a plan. It is a hobby.

Rates have hovered near 6% for much of 2026, and most forecasters say it'll keep steady, not freefall. People who learn how deals work now are not waiting around for a crash.

"Save 20% first" is advice, not a law of physics.

It is one way in. Sellers, partners, and private lenders are real parts of the market, and they have been funding deals long before your first savings account.

"No money down" is a half-truth. "No bank" is not.

Creative funding still needs real terms, real numbers, and real homework. We'll show you what the homework is during this masterclass.

Funding has options. Most people only know how to work with a bank.

Here is the vocabulary in plain English, so nobody has to nod along pretending.

01: Seller Financing

The seller becomes the bank. You make payments to them, on terms you both agree to.

02: Partnering

One person brings the deal and the legwork. Another brings the funds. Both share the outcome.

03: Private Money

Funding from individuals instead of institutions. People with capital and a reason to put it to work.

04: Lease options

Control a property now with the option to buy later. Think test drive, with paperwork.

Every tool comes with rules and risks. We will talk about which ones tend to fit which situations.

Where you start matters

Different starting line, different first move.

We will cover options based on your current situation. Odds are one of these sounds like you.

"I have time, not cash."

Effort is an asset. We will show where it counts.

"I have savings, but I'm nervous."

Completely normal. We will talk about protecting what you have while you learn.

"My credit needs work."

Some funding paths care about the deal more than the score.

"I have a day job and bills to pay."

Most of us started there. You do not have to quit anything on day one.

Frequently Asked Questions

Is it really free?

Yes. Free and open to the public. All you need to do is register and show up.

I have never done a deal. Is this for me?

That is exactly who it is for. We start from the beginning: how deals get funded, what happens inside one, and where a first-timer can realistically begin. No jargon required at the door.

Do I need savings or perfect credit to attend?

No. You do not need either to join. We will walk through options based on your current situation, whether that is limited cash, credit that needs work, or a day job and big plans.

"Without the bank" means I never deal with a bank, right?

Not quite. A bank is one way to fund a deal, not the only way. This class is about knowing your other options, so a "no" from a lender is not the end of your story.

Is "no money down" real, or is it hype?

Creative funding is real, and so is the homework that comes with it. Zasha and Fuzzy will talk through how it works, what each option asks of you, and where the risks are, so you can judge it for yourself.

Is 2026 a good time to start, with rates where they are?

We will give you the market overview and what it means for you, minus the doom scrolling. Rates matter, but knowing your funding options matters whatever the rate is doing this month.

When is it, and how do I join?

Tuesday, November 17th, 2026 at 12PM HST, 5PM EST, 2PM PST. It is a virtual masterclass on Zoom, so you can join from anywhere. Register above and we will email you the details and your link.
